There’s no denying that auctions can get you undeniably great property offers. But bidding for a property at auction can sometimes be a very risky business because of the rush to bid the highest amount and not knowing what you are getting. You may very well ask yourself questions like “Is the property worth the price I am prepared to pay?” or “Does it have some faults or defects I don’t know about?” Remember, when you purchase at auction you are buying unconditionally. Never bid at auction without a pre-auction property inspection. Once the property becomes yours, there’s no going back!
Our pre-auction inspections are thorough and are carried out in accordance with all relevant Australian Standards.
North East Property Inspection understands your concerns over buying a property at an auction, our team of experts conduct thorough and well-documented pre-auction inspections and handover a thorough report that covers the condition of the property, if there are defects and how structurally sound the property is. The pre-auction inspections report can help you determine if the property is worth investing in or will have future repair and maintenance needs.
We do not have affiliations with any builders or property sellers, rest assured the pre-auction inspections will be done unbiased and in your favour. The same shall reflect in the pre-auction inspections report.
The Living Area: Our pre-auction inspections experts will thoroughly inspect the kitchen, bathroom, ensuites, laundry, toilets, bedrooms, lounge and common areas, doors, windows, carpets and tiles, architraves, stairs, storage spaces, wardrobes and more to determine the condition of the property. The pre-auction inspectors will also look for defects (major as well as minor). All these inspections will be photographed and documented in the pre-auction inspections report.
The Outside: When a property goes under auction, it is important not only to consider the conditions of the living area but also the outdoors’ condition. Our team of pre-auction inspections investigate exterior stairs and decking, patios and pergolas, sheds and garages. We also check walls, lintels, doors, windows, water systems; as well as the site itself, including fences, driveways, any walking paths, steps to identify surface drainage and outbuildings.
The Roof: The roof often is the last to get a homeowner’s attention when it comes to repairing and general maintenance. Expert pre-auction inspections specialists will thoroughly check the roof cavity (interior) for any problems with insulation, framing and sarking. For the outsides, we will inspect the home’s tiles, gutters, gutters, downpipes, vents, flues and eaves to detect any sort of damage or defect.
The Flooring: The pre-auction inspections team shall look under the property’s floor for any framing issues, check stumps, posts, ventilation and ensure there is no rising damp, surface water, dry rot or blocked vents.
All of our pre-auction building inspections are carried out in compliance with Australian Standards. A thorough pre-auction inspections report is then generated that our expert will hand over to you.
